Air conditioning services across Moreton Bay
The Moreton Bay region stretches from Strathpine and Bray Park in the south, through the North Lakes and Mango Hill growth corridor, out to the Redcliffe peninsula on the bay, and north through Burpengary, Narangba, Morayfield, Caboolture and across the bridge to Bribie Island. It is one of the fastest-growing regions in Australia, and the work here reflects three very distinct property types.
New-build estates in North Lakes, Mango Hill, Griffin, Narangba and Caboolture South — modern slab-on-ground homes on compact lots, built for ducted from day one. Coastal peninsula housing in Redcliffe, Scarborough, Margate, Woody Point and on Bribie Island — older lowset homes and units in a salt-air environment. And semi-rural acreage through Dayboro, Samford, Ocean View and the Mount Mee foothills — large homes, long pipe runs, three-phase supply and bushfire considerations.
Local conditions that affect your system
- Salt air on the peninsula and Bribie Island. Redcliffe, Scarborough, Margate, Woody Point and Bribie are true coastal environments. Corrosion-protected coils and casings are essential, along with a fresh-water condenser rinse routine.
- Sea breeze on the coast, heat inland. Redcliffe gets genuine bay breeze relief; Caboolture, Morayfield and Narangba, only 20 kilometres inland, run noticeably hotter. The correct system size for a Redcliffe home is often smaller than for the same house plan in Morayfield.
- New estate solar gain. North Lakes, Mango Hill and Griffin homes have compact lots, minimal eaves and large glazing. Builder-installed systems are frequently the minimum specification and often not commissioned or balanced properly.
- Older peninsula housing stock. Redcliffe and Margate have plenty of lowset post-war homes and older walk-up unit blocks with limited insulation and awkward condenser locations.
- Acreage and semi-rural properties. Dayboro, Samford, Ocean View and Wamuran properties often need long refrigerant runs, three-phase equipment, and condenser placement well clear of vegetation for bushfire-prone areas.
- Storm and cyclone-remnant exposure. The northern bay region takes strong easterly winds and severe summer storms. Secure mounting, surge protection and post-storm inspections are routinely needed.
- Large retiree and holiday-rental market. Redcliffe and Bribie Island have significant retiree populations and short-stay rentals, both of which value reliability, quiet operation and simple controls.
Common faults we see in Moreton Bay
Symptom | Usual cause in this area | Typical fix |
Outdoor unit corroded within a few years | Salt air on the Redcliffe peninsula or Bribie Island | Coastal-rated replacement, coil treatment, rinse program |
Brand new home not cooling properly | Builder-installed system never balanced or commissioned | Airflow measurement, duct rebalance, zoning correction |
Inland home struggling on hot afternoons | Caboolture and Morayfield heat plus minimal shading | Capacity review, external shading, zoning |
Acreage system underperforming | Long pipe run with incorrect refrigerant charge | Recalculate and correct charge, pressure test |
System dead after a storm | Surge-damaged control board | Board replacement plus surge protection device |
Holiday rental unit smells musty | High coastal humidity plus intermittent use | Deep clean, drain sanitising, scheduled cleaning program |
Recent Moreton Bay projects
Ducted install — new home, North Lakes
Fourteen-outlet zoned ducted reverse cycle system in a new two-storey home. Separate return air on each level and six zones, with the system programmed to pre-cool the living area before the afternoon peak. Ceiling insulation topped up above the upper-floor bedrooms where the builder had used the minimum specification.
Coastal-rated replacement — Scarborough
Two 8-year-old splits with badly corroded condensers replaced with corrosion-protected coastal units. New wall brackets in stainless fixings, condensers repositioned to a more sheltered elevation away from prevailing salt-laden easterlies.
Commissioning correction — builder-installed system, Mango Hill
Homeowner complained the new ducted system could not cool the bedrooms. Measured airflow at every outlet and found badly unbalanced dampers and two kinked flex runs. Rectified without any equipment replacement — performance issue solved for a fraction of a new system.
Acreage install — Dayboro
Ducted system on a semi-rural property with a 26 metre refrigerant run and three-phase supply. Line sizes increased, additional refrigerant weighed in, and the condenser placed on a raised pad with generous vegetation clearance for the bushfire-prone overlay.
Holiday rental program — Bribie Island
Annual pre-summer clean and service across nine split systems in short-stay rental properties, including drain sanitising, coil cleaning and a written condition report for each property manager.
Emergency repair — Caboolture, January
Ducted system failed on a 37°C day with a seized outdoor fan motor and a coil packed with grass seed and dust. Motor replaced and coil deep cleaned the same afternoon, cooling restored before evening.
Commercial maintenance — Strathpine retail tenancies
Six-monthly maintenance across eleven systems in a retail strip, scheduled before trading hours, with coil washing, filter replacement, drain treatment and electrical testing.

Response times
Moreton Bay is a large region, so we run separate southern (Strathpine–North Lakes), coastal (Redcliffe peninsula) and northern (Caboolture–Bribie) service runs. Emergency repairs in the main urban corridors are typically attended same day. Bribie Island and semi-rural areas such as Dayboro, Mount Mee and Ocean View are usually same day or next morning, scheduled as a morning or afternoon window due to travel distance.
Moreton Bay FAQs
Do I need a coastal-rated unit in Redcliffe or on Bribie Island?
Yes. The peninsula and Bribie are genuine salt-air environments, and standard condensers corrode fast there. A corrosion-protected coastal unit costs a little more up front and typically lasts far longer, which makes it cheaper over the life of the system.
My new home came with air conditioning from the builder — why is it not cooling well?
This is one of our most common Moreton Bay callouts. Builder-installed systems are often the minimum specification and are frequently never balanced or commissioned. Measuring airflow at each outlet and correcting dampers, kinked ducts and zone settings usually fixes it without replacing equipment.
Is Caboolture hotter than Redcliffe?
Noticeably, yes. Redcliffe gets the bay breeze; Caboolture and Morayfield sit inland and run several degrees warmer on summer afternoons. We size systems for your actual location rather than using one figure across the whole region.
Do you service Bribie Island?
Yes, including installation, repairs, servicing and pre-summer cleaning programs for holiday rental properties. Island jobs are scheduled as booked days so we arrive with everything required.
Do you install on acreage properties?
Yes — long refrigerant runs, three-phase equipment, and condenser placement clear of vegetation for bushfire-prone areas around Dayboro, Mount Mee and Ocean View.
Should I fit surge protection?
In this region, we recommend it. The northern bay area takes severe summer storms, and surge-damaged control boards are one of our most frequent post-storm repairs.
