Inspection and assessment
We open the indoor head and show you the actual state of the coil, blower barrel and drain pan. You decide with full information whether a standard clean or a full chemical deep clean is warranted.
Protection
Drop sheets under the unit, furniture covered, and a purpose-made cleaning bag with a catch bladder fitted around the indoor head so every drop of water and chemical is captured.
Dismantling
Front cover, filters and louvre assembly removed. On a full deep clean the blower barrel is removed as well — this is the only way to clean between the vanes, which is where most of the contamination actually sits.
Chemical treatment
A coil-safe anti-microbial cleaner is applied to the evaporator coil and blower barrel and left to dwell so it penetrates and lifts embedded biofilm rather than just wetting the surface.
Pressure washing
Low-pressure, high-volume rinsing flushes the fin pack and barrel clean without bending fins or driving water into electronics. Contaminated runoff drains into the catch bladder.
Drain pan and condensate line
Pan scrubbed and sanitised, drain line flushed and cleared, and a slow-release anti-microbial tablet fitted to inhibit regrowth.
Filters, casing and louvres
Filters washed and sanitised, or replaced if perished. Casing, louvres and front panel wiped with anti-bacterial solution.
Outdoor condenser clean

How often should a split system be professionally cleaned in Brisbane?
Every two to three years for typical household use. Annually if you have pets, run the system year-round, live near the coast, smoke indoors, or anyone in the home has asthma or allergies. Bedroom units generally warrant more frequent cleaning than living areas because of the hours of exposure.
Is the black speckling actually mould?
Yes, in almost every case. It’s usually Cladosporium, a common indoor mould that thrives on condensation and dust. It is a recognised trigger for asthma and allergic rhinitis, and wiping the visible surface does nothing about the growth deep in the coil and between the barrel vanes.
Can’t I just clean it myself?
Wash the filters yourself every four to six weeks — that part is genuinely worth doing. Beyond that, DIY carries real risk. Consumer aerosol coil cleaners often leave a residue that attracts more dust, water gets into the PCB and sensors, fins bend easily, and neither the blower barrel nor the drain pan can be reached without dismantling the unit.
How long does it take?
Around 1.5 to 2.5 hours for a single split. A full deep clean with barrel removal is toward the upper end. Multi-head systems take roughly an hour per additional head.
Will it make a mess of my wall and floor?
No. The fitted cleaning bag and catch bladder capture all water and chemical runoff, and drop sheets protect the floor. Your wall stays dry.
Are the chemicals safe around children and pets?

How do I stop the smell coming back?
Wash your filters regularly and let the coil dry out after use — run fan-only mode for 15–20 minutes before shutting down, or use the “dry”, “clean” or “self-clean” function if your unit has one. Keeping the drain treated also helps considerably.
Will cleaning fix my unit if it isn’t cooling properly?
Sometimes, yes — restricted airflow from a fouled coil and barrel is a very common cause of poor cooling, and a clean resolves it. But if the cause is low refrigerant, a failed capacitor or a faulty sensor, you need a repair. We assess and tell you which it is rather than selling you a clean that won’t help.
What’s the difference between a clean and a service?
A service is a performance and mechanical inspection with light cleaning included. A deep clean is a focused sanitisation involving dismantling and chemical washing. Many customers book both together and we discount the bundle.
